Minor Repairs (tenant liability) Decree

In general, the tenant is liable for minor repairs and the landlord for major repairs and maintenance. The tenant must have easy access to make minor repairs. The tenant also must allow the landlord to enter the accommodation to carry out maintenance or repair. 

  • Clogged pipes and sewers. 
    It is important to prevent pipes and sewers from clogging. To do so, avoid flushing heavy materials such as wipes and diapers. Additionally, make sure to regularly clean sinks and other drainage systems to prevent blockages. In the event that a blockage occurs, you will unfortunately be responsible for any associated costs. 
  • Securing and screwing down loose parts of the living space (stair handrail, doorknobs and thresholds, electrical switches, wall sockets and doorbells).
  • Without incurring in considerable costs, replacing and renovating components and parts of the living space that can be easily replaced, which include:
    o   Tap washers and other taps.
    o   Doorknobs and locks, hinges and locks of doors and windows.
    o   Floor and ceiling grilles.
    o   Keys of interior and exterior locks.
    o   Fitting for the shower and toilet area.
    o   Fittings for toilets.
    o   Electrical switches, wall sockets, doorbells, cable TV, telephone and computer connections, and similar parts of data networks.
  • Taking measures to prevent frozen taps. 
  • Replacing lamps, or lightbulbs.
  • Replacing damaged windowpanes, or built-in mirrors as far as it is not too expensive.
  • Maintaining parts of the mechanical systems in the living space of the rented accommodation, as far as the work is simple and doesn’t require any specific knowledge, including:
    o   Bleeding and replenishing the water of the heating system.
    o   Restarting the heating system after failure.
    o   Replacing the filters of the mechanical ventilation systems and keeping the grilles clean.
  • Fitting and maintaining draught prevention facilities.
  • Maintaining gardens, land, drives and boundary partitions
  • Sweeping chimneys, exhausts, and ventilation ducts. 
  • Cleaning and if necessary unblocking the plumbing.
  • Cleaning the living space and the communal areas.
  • Cleaning interiors and exteriors windowpanes, and doorframes. 
  • Controlling vermin: presence of vermin is not a result of structural conditions of the living space.
  • Regularly cleaning gutters and rainwater pipes.
  • Remove litter regularly.
  • Remove graffiti.
  • Empty soakways, cesspits and septic tanks.
